The South Australian Liberals have warned any Federal Budget changes to negative gearing or capital gains tax concessions would hit South Australia particularly hard and risk worsening the state\u2019s housing crisis.\u00a0<\/p>

New\u00a0modelling<\/a>\u00a0shows South Australia has the second-highest exposure in the nation to potential property tax changes, at a time when Adelaide already has\u00a0one of\u00a0the tightest rental markets\u00a0of any capital city.\u00a0<\/p>

Adelaide\u2019s vacancy rate\u00a0remains\u00a0near record lows, consistently under\u00a01\u00a0per cent, while rents continue to rise faster than wages.\u00a0<\/p>

Shadow Treasurer Ben Hood said the Federal Government should stick to its promise and not pursue policies that discourage investment in housing supply.\u00a0<\/p>

\u201cSouth Australians are already\u00a0 struggling to find affordable rentals and any move that reduces investment in housing will only make that worse,\u201d\u00a0Mr Hood said.\u00a0<\/p>

\u201cSmall investors own\u00a0the majority of\u00a0Adelaide\u2019s rental stock. Creating uncertainty around negative gearing or capital gains tax will reduce confidence and place further pressure on renters.\u00a0<\/p>

\u201cThe reality is, if you tax something more, you will get less of it.\u00a0South Australia cannot afford policies that\u00a0limit the supply of housing, pushing\u00a0rents even higher.\u201d\u00a0<\/p>

Shadow Minister for Housing Josh Teague said the state\u2019s housing market was already under enormous strain.\u00a0<\/p>

\u201cWith vacancy rates at critically low levels, even a small reduction in investor activity will have serious consequences for housing supply in South Australia,\u201d\u00a0Mr Teague said.\u00a0<\/p>

\u201cThe focus should be on increasing the supply of homes and supporting investment that delivers more housing for South Australians.\u201d\u00a0<\/p>
